What comes to mind when you hear the phrase, commercial real estate? Perhaps you think of your local mall. Perhaps you get a resounding image of Donald Trump and his toupee. Whatever it is that you‘re thinking of, we‘re going to assume that you‘re reading this book because you are interested in what commercial real estate really stands for. If you‘ve ever tried searching online for information on the subject, the chances are that you have been sadly disappointed. Ordinarily, the internet seems to serve as such a wonderful resource. You can type in the name of your favorite television show and pull up listing information for the next showing in your area. You can even get a suggested reading list for your teenager or a range of gift ideas for your upcoming wedding anniversary or birthday commitments. You can shop online, and yes, you can browse through commercial real estate listings for just about any location in the world. What you can‘t do, it seems, is find out precisely what all the fuss is about when it comes to commercial real estate investing. The purpose of this book is not only to explain precisely what commercial real estate is, however. This book is designed to educate the inspired consumer about the ins and outs of commercial real estate investing. In particular, it‘s a goal of this book to show you the value of forming partnerships to leverage real estate deals. Most of us know what real estate investing means without thinking about it. Investing in real estate is widely recognized – and rightly so – as one of the surest ways to wealth and financial stability, not only in the United States but around the world. That‘s why most of us think of Donald Trump when we hear the term commercial real estate. We all know Trump is loaded. His companies own hotels, apartment complexes; if you‘ve been to New York City recently, you really can‘t miss the gold plated Trump complexes all around Midtown. The truth be told, though, you‘re not reading a book on real estate investment written or in any way endorsing the commercial real estate philosophies of Mr. Trump. There‘s a very good reason for that, which will be explained without further ado. Real estate investors like Mr. Trump don‘t actually make much money from their commercial ventures. Little known fact: Donald Trump‘s companies filed for bankruptcy as recently as 2004. It‘s an interesting case. Trump tends to spend so much money on his construction projects, building his casinos and hotels in the most elaborate fashion, that he (or at least his companies) has trouble when the economy goes down hill. While Trump is not a commercial real estate developer many people should try to emulate, his failings and bankruptcy risks certainly shouldn‘t prevent anyone else from using commercial real estate deals to generate income. Note, Trump knows a thing or two about making deals to protect his own assets. This much about his dealings you can take to heart.

This book, however, will help the first-time investor understand everything from the types of commercial real estate to the best strategies for value augmentation and sales strategies that will allow you to maximize your profit. What makes commercial real estate so interesting is that it encompasses a whole range of property types. We‘ve already mentioned a couple of property types that fall under the definition. In general, however, commercial property types include office buildings, apartment properties, malls, shopping centers, warehouses, distribution facilities, research-and-development, and research-laboratory properties. You can find this out by searching for ―commercial real estate‖ on Wikipedia. The ―commercial‖ part of the definition does not always apply so clearly, however. Properties these days can be so valuable that they are set to serve several different purposes. Buildings that contain both office and industrial space are ―flex‖ properties. When more than 50% or more of a building serves as an office, the entire property is called ―office/flex.‖ When less than 50% of a building is used as office space, then the building is considered an ―industrial/flex‖ building. Since most flex properties are either research-and-development or laboratory space, you‘re unlikely to be dealing with these sorts of properties unless you‘re operating at the behest of a large property development company. Still, it helps to recognize the terms. Looking at Donald Trump, we can also note that common forms of commercial real estate include hotels and casinos. Hotels are considered commercial real estate and generally put into the same group as casinos and assisted-living facilities because they are businesses serving very specific needs. What all commercial properties have in common, with the occasional exception of raw land, is that all commercial properties are capable of producing either capital gains or rental income. Niche properties are also considered under the heading of commercial real estate. In recent years, there has been a notable growth of ―niche‖ property investments as well. An increasing number of investors are investing in specialty properties such as apartment complexes for college or university students, age-restricted and low-income apartment complexes, self-storage facilities, and office buildings that rent to tenants involved in the medical field.
